The half of the house that earns its keep in April
In July, a villa is a pool and a terrace. In April, October and the wet week nobody planned for, it is whatever is indoors.
Villa Bucks has a sauna, a hot tub, a fitness room and a games room, on top of the 50 m² heated pool outside. Together they are the reason a shoulder-season booking here does not depend on the weather.
Sauna, hot tub, whirlpool — all separate
The listings for large villas tend to blur these into one word. Here they are distinct: a sauna, a hot tub, and separately a bathroom with both a bathtub and a whirlpool.
The pool outside is separate again, and can be heated for €20 a day when the season calls for it.
A games room, which large groups underestimate
Twenty people in one house need more than one thing to do. There is a pool table, table tennis, darts, a PlayStation 5, board games and puzzles, children's books and free bikes.
It is the part of the inventory that reads as filler until the third consecutive afternoon of rain, at which point it becomes the most important room in the building.

9 bedrooms and 7 bathrooms across 450 m², sleeping up to 20, with air conditioning in every bedroom and sea views from the upper floor.
The whole property goes to one group — the sauna is not on a booking sheet shared with anybody else.
Questions about the wellness rooms
Are the sauna and hot tub included?
Yes, both are part of the house and included in the rate. Only pool heating, pets and EV charging are charged as extras.
Is the hot tub indoors or outdoors?
The house has a hot tub alongside the sauna, and separately a bathroom with a bathtub and a whirlpool. The 50 m² swimming pool is outdoors on the terrace.
Is there really a gym?
There is a fitness room, which is unusual in a rental villa and genuinely useful over a week with twenty people. It is not a commercial gym — it is enough equipment to keep a routine going.
What is there to do when it rains?
Sauna, hot tub, gym, a games room with a pool table, table tennis and darts, a PlayStation 5, board games and a wood-burning stove in the dining hall. An Istrian week in April is not always kind.
Can twenty people use all of it at once?
Not simultaneously, and that is rather the point — the wellness rooms, the games room, the terrace and two long dining tables give a large group several places to be at the same time.
